Oyster Data, the Asset Intelligence Layer for multifamily real estate, today announced a new integration with AppWork that brings deeper asset intelligence directly into AppWork work orders.
Oyster connects AppWork's work order data with equipment specifications, inspection data, warranty and service history, recalls, and other relevant documentation to create a complete record for each asset and surface that intelligence directly inside maintenance workflows. Technicians see asset age, estimated remaining useful life, manufacturer and model, warranty status, relevant work history, and recommended actions without leaving AppWork.
How It Works
The integration gives maintenance technicians the full asset story behind the issue in front of them. Instead of making a repair-or-replace decision from the current work order alone or searching across multiple systems, they can quickly understand the asset’s history, condition, lifecycle, and warranty status before deciding what to do next.
Oyster also surfaces risk-prioritized recommendations for other assets in the unit or property. That could include a water heater well beyond its expected useful life with no recent inspection history, an unresolved safety recall, or another high-priority risk. Oyster then turns that intelligence into preventive maintenance or compliance tasks inside AppWork, helping ensure important issues are identified and addressed before they become larger problems.
The result is a more proactive maintenance workflow. Teams can reduce repeat visits, prevent unexpected failures, use technician time more strategically, and create a better resident experience with fewer disruptions and emergency maintenance issues.
From Work Orders to Portfolio-Wide Asset Intelligence
Work Orders are one place Oyster’s Asset Intelligence Layer goes to work.
The same trusted asset record that helps a technician decide whether to repair or replace an HVAC system also supports compliance tracking, CapEx planning, and due diligence. That creates a consistent foundation from the technician in the field to the asset manager making portfolio-level decisions.
As rent growth slows, that connection matters more. Multifamily operators are looking to operations for stronger NOI, and better asset decisions can reduce unnecessary spend, extend asset life, improve technician efficiency, and address issues before they become more costly.
“Maintenance has a direct impact on both operating performance and resident satisfaction,” said Sean Landsberg, CEO and Co-Founder of AppWork. “This partnership gives our customers another way to make every maintenance visit more valuable, improve decision-making in the field, and get ahead of future maintenance needs.”
“The value of an Asset Intelligence Layer is that the same trusted asset record can support every decision that depends on it,” said Joe Stockton, CEO and Co-Founder of Oyster Data. “Inside AppWork, that means giving technicians the history, lifecycle, warranty, and risk context they need in the field. That same foundation then carries through to compliance, CapEx forecasting, and the portfolio-level decisions that depend on reliable asset data.”
Together, Oyster and AppWork are helping multifamily operators move from reactive repairs to strategic asset management, supporting stronger operations, happier residents, and higher NOI.
